Six stages, from first client contact to funded file.

Each stage consumes the output of the one before it. The broker owns every decision; the engine does every comparison.

The pipeline
Client intake to funding

Six stages. The broker owns every decision; the engine does every comparison.

A genuine sequence — each stage consumes the output of the one before it. Nothing advances without the licensed agent signing off on what the engine produced.

01

Intake

A guided borrower application collects the file once, in the client's own time, on any device. Conditional logic asks a self-employed applicant a different set of questions than a salaried one, and stops asking when the file is complete.

OutputStructured application, consent captured, ID and income document requests issued automatically.Client time: 9–14 min
02

Enrichment

Documents are read and reconciled against what the borrower stated — pay stubs against declared income, NOAs against T1 lines, statements against declared liabilities. Property and market data attach to the subject address. Gaps are flagged, not guessed.

Output268 points populated or explicitly marked missing, with a confidence flag on each derived figure.Automated: under 2 min
03

Scenario modelling

The engine builds and prices thousands of permutations of the file — term, amortization, insured status, down payment structure, co-applicant treatment, income calculation method, property classification — against each lender program's live guideline set.

OutputA priced, ranked scenario set. Failed scenarios carry the specific guideline that rejected them.Automated: under 60 sec
04

Match & recommend

Scenarios are ranked on total cost of borrowing over the term — not headline rate — and filtered to the lender panel your brokerage is actually contracted with. The agent sees the top options side by side with the reasoning that produced each one.

OutputClient-ready comparison showing dollar savings, plus an internal note on why the runner-up lost.Agent review: 3–5 min
05

Package & submit

The submission package assembles itself against the chosen lender's checklist. Conditions are tracked, chased from the client automatically, and marked satisfied only when the supporting document actually supports them.

OutputComplete, condition-checked package pushed to your origination system for submission.Agent time: minutes, not hours
06

Fund & monitor

After funding, the file stays live. IntelliRate watches the rate market against the client's term, penalty exposure and remaining balance, and tells you the month a refinance or early renewal becomes worth the conversation.

Integrations and rollout

It sits alongside your origination system, not on top of it.

Nobody on your desk has to relearn where deals live. IntelliRate ingests the file, does the comparison work, and hands back a package your existing workflow already understands.

Deal sources

Origination systems & CRMs

Ingests deals from the origination platforms and CRMs Canadian brokerages already run, and pushes a completed, condition-checked package back out for submission.

Client-facing

Guided intake, your branding

The borrower application carries your brokerage’s branding and consent language, and can be dropped into an existing website, campaign or agent link.

Documents

Collection and reconciliation

Requests, reminders and reconciliation run automatically. A condition is marked satisfied only when the supporting document actually supports it.

Panel setup

Your lender contracts

Configured to the lenders you hold contracts with, per agent and per province, so nothing recommended is a lender you cannot submit to.

Rollout

Days, not quarters

Panel configuration and intake branding is typically a matter of days. The heavier work is mapping your lender contracts and retention rules, which we do with you.

After funding

Monitoring that pays you back

Funded files stay live with dated refinance and renewal triggers, so your back book generates its own next conversation.
